PROPERTY. Hereinafter known as the “Property.”
Includes:
Bedroom: 1 with Double bed and TV
Loft: 1 with sofa turning into a mattress (double size) and TV
Bathroom: 1 with shower and washer/dryer
Additional description: 1 stocked kitchen with stove/oven, fridge, french press for coffee making (no coffee maker), toaster, blender, BBQ
GUESTS.
No more than 4 guests are allowed on the Property.
The guest(s) understand that they are solely liable for any actions, liabilities, or damage caused by the guest(s) on the Property.
TERM.
The guest(s) is allowed to access and occupy the Property for the following term:
Check-In: 3pm
Check-Out: 11am
FEE.
The Guest understands and agrees to pay the following:
Nightly rental rate
To be paid at time of booking
Security deposit : $250 to be paid at check-in and to be fully refunded at check-out – except in cases of incidentals or damages.
CANCELLATION POLICY.
If, for any reason, the Guest cancels this Agreement at the time or prior to check-in, the following shall apply:
More than 14 days before check-in – Full refund
Less than 14 days but more than 4 days before check-in – 50% refund
Less than 48 hours before check-in – 30% refund
GOOD NEIGHBOUR POLICY.
Because the Property is a privately owned home, all Guests must comply with this good neighbour policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors when you are not present at the Property and upon check-out. You and other Guests agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbours, traffic flow, or the community and that will not prompt complaints from police, neighbours, or neighbourhood. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
RENTAL RULES.
The Guest agrees to abide by the following rental rules:
All guests shall abide by our good neighbour policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
No smoking of any kind is permitted anywhere on the premises (including marijuana).
No pet.
Water. Because we are on a well, please limit showers to 10 minutes.
Septic. Because we are on a septic. Do not throw anything in the toilet except toilet paper (no hair, tampon, sanitary pad, etc.)
DAMAGES.
Guests are liable for any damage to the property and agree to accept charges to the card on file should damage occur during occupancy.
INDEMNIFICATION.
Guests agree to indemnify and hold harmless the Hosts from all liabilities, losses, damages, and costs, including legal fees, resulting from any actions, incidents, or accidents occurring in or caused by the Guests’ use of the Property.
Consequences of Breach; Charges for Damage.
Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of this Agreement and may result in a forfeiture of your rights to rent the Property, up to and including immediate removal from the Property without refund and with or without the assistance of law enforcement. The Hosts may terminate this Agreement for breach, and if you are notified of such termination you agree to leave the Property immediately. In addition, you are responsible for, and you authorize us to bill your credit card on file for the full amount of: (1) any damage or loss that occurs at the Property during your stay; (2) an additional cleaning fee of up to $500 (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above or for excessive cleaning required by the acts or omissions of any guests during your stay; and (3) any fines issued by police, other government officials or agencies, utility providers for violation of any law, ordinance, or rule during your stay, and any damages
